Open permit holding up your house sale?

A buyer, title company, or property manager has found an open permit. You need to know what is actually unfinished before anyone can tell you how to close it.

Start with the actual permit record

An open permit is not automatically the same problem as an expired permit. The record may show an unfinished inspection, missing document, outstanding correction, or work that changed after the original approval. Ask for the permit number and the exact issue identified, rather than starting with a request to make it disappear.

Check the issuing department

Use the authority named on the record. A property with an Orlando mailing address may be in the city, unincorporated Orange County, or another jurisdiction. The City of Orlando explains that expired permits can interfere with inspections, title searches, and sales. Its renewal process includes a review of whether the old permit can be renewed or a replacement is needed. The county publishes a different expired-permit process; confirm the route for your property.

Put the deadline beside the missing items

Share the proposed closing date with the people handling the permit. Ask what must happen before the next inspection or final status can be recorded. Organize one list with the required item, responsible person, and next action. Keep the title or sale issue separate from technical work: your transaction professionals determine what the parties need for the closing.
