Buying or selling a house with unpermitted work?

A garage was converted, a room was added, or a renovation does not match the available records. Start by finding out what was built and what documentation exists.

Describe the change before guessing the solution

Write down the room or system that changed, its current use, and approximately when the work happened. A converted garage can involve more than a floor plan: describe whether bathrooms, cooking facilities, cooling, windows, or electrical work were added. Photos and available records help the project team ask better questions; they do not establish that the work is approved.

Separate missing records from missing permits

Look for the property’s permit history and any approved drawings or inspection records the owner already has. A missing document in your files is not conclusive proof that no permit was issued. Give the department or responsible professional the address, work description, and records so they can help identify the gap. Do not assume approval for another property applies to yours.

Understand what after-the-fact help means

After-the-fact permit coordination addresses work that already exists. The team may need existing-condition information, drawings, professional evaluations, an application, and inspection follow-up. Orange County’s permitting FAQ explains that some completed work may need to be exposed for inspection. Nobody should promise that every finished wall can remain closed or that all existing work can be kept without evaluation.

Share the concern that makes it urgent

Tell us whether the issue arose during a sale, refinancing inquiry, insurance request, rental review, or a violation case. Include the written request and the date attached to it. Avoid commissioning unrelated drawings before the actual scope and department requirements have been identified.
